
The Chelsea Society has been consulted by Cadogan about their proposals for Queripel House, and a meeting was held on 24th June 2026 with Hugh Seaborn, Chief Executive; Seren Hirons, Head of Place, and Matthew Ryan, Development Project Manager.
The Chelsea Society was represented by James Thompson, Chairman; Michael Stephen, Vice-chairman; Sir Paul Lever, Planning Committee Chairman; and Jules Turner and Marina Murray, Planning Committee Members.
Generally the proposals met with the Society’s approval, subject to the following points:
- The top floor to be set back at least 10 ft on the Cheltenham Terrace frontage, so as to reduce the impact on flats and houses opposite, and to reduce the canyonisation of Cheltenham Terrace.
- New windows to be opaque where they directly overlook flats/ houses
- No access to the roof except by maintenance keyholders
- The new-build should be set back about 1ft from the existing building line on the Cheltenham Terrace frontage.
- All new and old windows on the Cheltenham Terrace frontage to be of the same design as the existing windows in the central section of the front elevation.
- The top floor not to be used as a restaurant, due to noise and overlooking
- An accoustic enclosure for any noisy plant on the roof
- No pedestrian or vehicular access to Cheltenham Terrace, which is narrow and already congested by cars and cycles.
- Running-track to be kept open
- No construction traffic to use Cheltenham Terrace
- Disturbance of trees to be kept to the unavoidable minimum.
